- Stinky well water and toilet stains

 


Dear Shell,

Our water has a rotten egg smell. We are on a well; the water has a high iron content. Presently there is black sediment in the toilet tanks which I would like to clean and I'm concerned about the same sediment being in the hot water tank, which was new 9 years ago and has never been drained or cleaned. I have used Iron Out in the past to clean stains from plumbing fixtures, however it is particularly bad at the present. Could this have to do with a heavy spring run off? How do I clean the hot water tank? Do you have any other suggestions?

Dear Nancy,

The anode rod in your hot water tank may have deteriorated. I would suggest you replace your tank rather than replace the anode rod since you haven't serviced your tank on a regular basis. These days, it's not that bad to get nine years out of your hot water tank, especially in areas with water quality issues.

To clean toilet bowls etc., consider Watkins Toilet Bowl Cleaner it works great on stains like yours. Because of your water conditions, your hot water tank should be serviced every 6 months. Drain 4 to 5 gallons of water off the bottom of the tank using the tap at the bottom of tank. Drain water until it runs clear.

It's just that easy.
